Reasons to Sell Your Home

Our REALTORS® get asked all the time if it's the right time to buy a house. But there's another important question that doesn't get asked nearly as often: when is it the right time to sell your home?

The answer depends on any number of factors, and it's often a gut decision just as much as a rational one. If you're thinking about listing your Richmond home for sale, it's essential to take stock of why you feel compelled to sell. These are some of the most common reasons it might be time to move on.

  • You've Outgrown Your Home
There are countless ways a home can no longer meet your needs. Your family can outgrow the house, or you may have outgrown it in a more figurative sense (i.e., you've started making more money and are ready for a lifestyle upgrade). Either way, if your old house no longer provides everything you need, it's time to start thinking about moving up.
  • You Have a New Job
This is the most common reason homeowners give for wanting to sell. Getting offered a new job in a new location always causes a bit of a shake-up, and it's often necessary to uproot and find a new home. Your new job doesn't even have to be across state or county lines; many homeowners get a new job at the opposite end of their current city and decide to move rather than facing an unbearable commute.
  • You Have Equity on Your Side
If you've built up enough equity in your home that you can sell it for a profit, it's not hard to see why you might be thinking about selling. Many homeowners rightly hesitate to sell if they have negative equity in the house, or even if they can break even, but if the equity you've accrued is burning a hole in your pocket, you might be ready to sell.
  • The Neighborhood Has Changed
Many homeowners wake up and realize that the neighborhood they live in isn't the same neighborhood it was when they first bought their home. If your area has developed in a way that isn't to your liking, it might be a sign that it's time to move on.
  • You Can't Keep Up With the Maintenance
If you're living in an older house, there often comes a tipping point past which you may not want to be bothered with the ongoing maintenance. Small repairs are one thing, but if the roof needs replaced, the foundation is cracked, or you're facing major electrical or plumbing issues, talk to your REALTOR® about choosing between fixing up your home and selling it.
  • You No Longer Need as Much Space
Sometimes people can outgrow a house, but other times the opposite occurs. If you're an empty nester looking at a lot of vacant rooms and unused space, you wouldn't be alone in thinking about selling your home and trading up for something smaller.
  • You're About to Retire
Many homeowners plan on selling their house as a way to finance retirement. Whether that means putting aside some money for your family's inheritance or trading up for an RV and traveling the country, retirement is one of the most common times that homeowners decide to cash in their nest egg.
