Selling a Home for the First Time

No matter how many homes you've sold, there are always new challenges to face. But if you're selling a home for the first time, those challenges can feel overwhelming. Our REALTORS® understand this, and we're here to help.

Nothing makes selling your home easier than having an experienced team on your side. If you're feeling intimidated about listing your Richmond home for sale, read on to learn some tips for selling your first home!

  1. Know Where the Stress Comes From
A big part of eliminating the nervousness that comes with getting your home ready for sale is knowing where that anxiety comes from. Many sellers consider selling their home within the desired time frame and selling their home at the desired price point as the main stressors, along with timing the sale to coincide with the purchase of a new home. These may be the sources of your worry, or it may be something different, but it's always important to identify precisely why you are nervous.
  2. De-Clutter Your Home
Moving usually involves getting rid of a lot of old, unwanted stuff that's been cluttering up your old house. The sooner you can do this, the better. Start de-cluttering before you even list your home for sale, so you don't have to scramble to do it later as you're getting ready to move. Once you've eliminated clutter and try to keep your house as clean as possible throughout the whole process, so you don't have to rush to deep-clean before every showing and open house.
  3. Don't Shy Away From Reality
It's okay to have high expectations but make sure there's a healthy dose of reality mixed in. You might have to face some hard truths as you get ready to sell, like realizing that your home may need some real investments in cleaning, staging, and repairs, or accepting that your home might be worth a little less than you hoped. The best thing to do is to accept these realities right out of the gate.
  4. Be Flexible
By all means, make plans and stick to them as best you can. But remember that selling a house is a moving target, and plans often need to change. A willingness to adapt will help you avoid a lot of the anxiety that comes with selling your home.
  5. Maintain a Healthy Lifestyle
Selling a house takes up a lot of your mental and emotional bandwidth, so it's easy to let it completely take over your life. But it's important for your own sanity and wellbeing to continue to maintain your routine and healthy habits outside the home selling arena. Stay in shape, eat well, drink lots of water, get enough sleep, and spend time with family and friends. Doing the things that make you happy and keep you healthy will go a long way toward easing the burden.
  6. Work With an Experienced Team
For many first-time home sellers, the hardest part is going it alone. One of the best stress-relievers of all is knowing that you have a great team working on your behalf. Your agent should be a trusted partner who has years of experience, a dedication to your specific needs, and more than a few tricks up their sleeve to sell your home.
