It is with great pleasure that we write to recommend the services of Wes Atiyeh. We had a bad experience with previous Realtor prior to meeting Wes and were very skeptical about the whole process. Being first time home buyers it was learning process for us and the original Realtor made it a nightmare. After firing her and contacting Wes (referred by a mutual friend) he made the process very easy and painless for us. He listened to what we wanted made suggestions and walked us through the entire process step by step. He was able to negotiate a wonderful price all of the repairs we asked for a 4 week closing and kept us up to date continuously on the process whether it was 9am or 9pm. He also recommended the very best in the field to aid us from lawyers home inspectors lock smith's and contractors. His advice and guidance through this process was invaluable and he took the time to explain all the intricacy's of the process so that it made sense. His attention to detail knowledge of the field and flexibility due to our work schedules were greatly appreciated. We can't imagine going through this process with anyone but him. My husband and I had sold a house in the past "for sale by owner" and were getting ready to do it again. But we decided with triplet 4 year olds and a contract on another house we'd ask Wes to help. Wes was already actively representing us in putting a contract on the new house. We engaged him on the 'sell' side at the last minute and thought he'd just put up a sign. Not only did he completely coach us on how to 'stage' the house but he re-analyzed our market and put our asking price 24% higher then we had planned! Our house offered several challenges Wes had multiple open houses for us - always confident. In the end we got very close to the price Wes had set. Wes consistently handled the details and made us feel as if we were his only and most important clients. On the flip side Wes also juggled multiple solutions during the closing when the basement of the house we were buying flooded during Hurricane Isabel! My wife and I have used Wes on three separate occasions as our realtor in Richmond, he has been our seller's agent once and buyer's agent twice. My wife and I have bought and sold 6 homes together, and the two we have bought through Wes have been our best experiences with any realtor in a number of major markets. Not only is he knowledgeable about the Richmond area but he has great contacts with local lenders, contractors, and inspectors which really which makes the entire process from buying, appraising and selling so much easier. We have trusted him to give us good advice in our negotiations, and we know we can count on Wes to shoot us straight on our offers and selling price to get the best deal possible. In each case we found two great homes, bought both, and sold one at really good value. My wife and I had been looking to buy our first home together for a while, but we did not have a Real Estate agent, yet. We called the listing agent, Wes Atiyeh, of one home so we could get a look. Although that house was not for us, we struck up a fast friendship with Wes, who we ended up working with for the house buying process. His help was extremely valuable, as we did not really know what we were getting into. Wes quickly eased our concerns by explaining how the entire process would work, in addition to setting up a specific MLS to match our desires. Wes remained patient with us as we looked at numerous houses, checking in with regularly. Eventually, after several months, Wes helped us find the perfect home in a great location. Of course, finding the home is only half of the battle. As we struggled with a bungling bank, Wes helped keep us calm as we finalized the deal. Overall, we are extremely happy in our new house and we could not have had a better home-buying experience without Wes's help. Thanks a lot, Jeff and Anne
